Building exterior surfaces protect the buildings interior constructions. Proper maintenance and repair of exposed building surfaces involves many different component systems. Each system has its own specific performance and installation requirements. The installation of different types of exposed requires knowledge and understanding.
Florida building code requires building exterior constructions be inspected periodically by design professionals and maintained and repaired by owners. Our firm can help with this.

FBC requires concrete repairs that restore the structural capacity of the floors or columns.
We can assist in evaluating exterior concrete construction and specifying repairs.

Stucco is a Portland cement based product that is applied to the exterior concrete or masonry wall sections of the building exterior. The stucco is sealed and painted.
Over time and exposure to moisture, salts, and temperature, stucco can become cracked and lose the surface bond. Cracked loose stucco can fall from the building exterior and can allow water or moisture migration to the building interior.
Stucco must be periodically evaluated from the exterior. Exterior observations allow visible cracks to be seen and sounded. Sounding is an acoustical process to hear if the stucco is bonded at all layers. Hollow sounds indicate a potentially unbonded section that will require removal and replacement.
Stucco repairs can be visible after the repair, possibly creating an unsightly appearance. We work with the Owners to provide alternative solutions to painted stucco and to create more longevity in the exterior stucco systems.
We are available to help evaluate the condition of exterior stucco and to develop the specific appropriate repairs that the building requires.
Most exterior wall systems include impact resistant windows and doors. Water leakage through the exterior envelope can occur at openings in the walls such as the window and door openings.
Building evaluation to identify the correct source(s) of leaks through the envelope are required.

The repair of windows and doors is based on the Notice of Acceptance for the window or door. Each manufacturer has different types and requirements for the maintenance and repair of proper functioning windows and doors.
Numerous different materials and parts are involved in operable windows and doors. We are available to assess the windows and doors in a building and provide recommendations for maintenance, repair, and/or replacement.

Waterproofing systems are designed to protect the reinforced concrete constructions from the damage associated with exposure to salt and water. Drainage systems must be properly incorporated into the waterproofing and to provide means for rainwater to readily drain away and off the protected structure.
There is a wide range of waterproofing products and systems. We have experience with many of these systems.
We are available to evaluate the installation and performance of the building decks and recommend waterproofing systems and solutions for the protection of the buildings structure.

INSPECTION SERVICES (REPLACING PRE-PURC. SEC.)
Successful implementation of specified repairs and maintenance requires inspection. Inspections are performed to identify, analyze, and develop the proper scope of work. Representative areas and units are individually inspected.
Our field inspections identify locations requiring repair. We identify as-built constructions requiring demolition and removal to repair underlying conditions.
For concrete restoration work inspections are performed before the Contractor starts work to identify pre-existing conditions and to designate areas for demolition. Inspections occur after demolition to check limits of excavation and surface preparation. Inspections occur for steel placement and during concrete placement. Inspections are performed after repair and when finishes are complete.
Post-tension tendon repair inspections occur before demolition, after identification and excavation of tendon, after splicing, during tensioning and before the completion of work.
These inspections are mandated by local municipalities and the Florida Building Code.

We Make It New and Keep It New
Drive the coastlines of Southern Florida, pay close attention to everything made with concrete and you’ll notice the breakdown of retaining walls, pools, structural members, and virtually all types of concrete construction. The building skyline has grown and resulted in a wide age range of constructed buildings, structures and facilities. The time passage introduces all types of wear and tear from years of extreme temperatures, hurricanes, salt, chloride, and varied maintenance. These elements contribute to the breakdown of concrete structures…and South Florida has the highest rainfall, temperature, temperature and UV exposure conditions.
Assessment
Each restoration project starts with a careful assessment. The experienced professionals at Pointed Engineering provide comprehensive evaluation. Our years of practiced field inspections have given us a particularly trained eye that sees well beyond the surface.
Our team delivers a thorough and accurate concrete evaluation based not only on visual inspection, but also including a more intensive forensically engineered approach in order to detect issues below the surface. This can include (but may not be limited to):
· Structural Distress Evaluations via Condition Surveys
· Evaluation of Conditions, to include Laboratory Testing of Materials
· Assessment of Existing Liability Concerns
· Suggestions for Immediate Emergency Repairs (when necessary)
